1. Platform Status
Turnkey Mix is a software and advertising platform that facilitates connections between commercial space sellers and buyers. Turnkey Mix is not a licensed real estate broker, agent, or advisor. The platform provides technology tools — including anonymous listings, AI-powered equipment appraisals, and a structured Deal Room — to help parties negotiate and complete transactions independently.
Nothing on this platform constitutes real estate brokerage services, legal advice, or financial advice. Users are encouraged to consult licensed professionals for guidance specific to their situation.
2. Earnest Money Deposit
The Earnest Money Deposit is a software access and hold fee, not a real estate commission. When a buyer initiates a Lock-In on a listing, a credit card authorization hold is placed via Stripe Connect. This hold secures the listing and unlocks the Deal Room — a set of software tools for completing the transaction.
The authorization hold is captured as a success fee only when both the buyer and seller independently confirm deal closure within the platform. If the deal does not close, the hold is released and no fee is charged.
3. User Accounts
Users authenticate via passwordless magic link or Google OAuth. By creating an account, you agree to provide accurate information and to keep your account credentials secure. You are responsible for all activity under your account.
4. Blind Listings
Sellers create anonymous "Blind Listings" that hide the exact business name and street address. This information is disclosed only to buyers who sign a digital Non-Disclosure Agreement (NDA) for that specific listing.
5. Non-Disclosure Agreements
By signing a digital NDA through the platform, you agree to keep all disclosed information — including business names, addresses, and financial details — strictly confidential. NDAs remain in effect for two years from the date of signing.
6. AI Equipment Appraiser
The AI Equipment Appraiser provides estimated valuations based on uploaded photos. These valuations are informational only and do not constitute professional appraisals. Users should obtain independent professional appraisals for significant financial decisions.
7. Limitation of Liability
Turnkey Mix provides its platform "as is" without warranties of any kind. We are not liable for the outcome of any transaction facilitated through the platform, including but not limited to landlord lease assignment decisions, equipment condition, or business performance.
8. Modifications
We may update these Terms of Service from time to time. Continued use of the platform after changes constitutes acceptance of the updated terms.
